Project Description
Grand Oaks Resort is renowned for rolling hills, majestic oaks and a rich equestrian heritage. We are excited to offer a vibrant community nestled in this charming environment, with recreational facilities, gathering spaces, offices and other amenities.
- Grand Oaks will offer up to 895 beautiful homes at a better price point than existingnearby developments, offering opportunities for active military, veterans, nurses,teachers, law enforcement, firefighters and other local professionals to live in a newhome.
- Grand Oaks will generate an estimated $1-1.5M per year in new revenue to Lady Lake and Lake County, supporting local roads, parks, and law enforcement and firefighter services.
- Grand Oaks will help reduce congestion by providing approximately $1.25-1.7M to improve nearby roads and intersections and an estimated $4.25-4.75M to local schools.
- Grand Oaks will feature new public trails and contribute approximately $1.75-2.25M in new park fees.
- There will be approximately 125-150 acres of open space and recreational areas. Allstately oaks will be safeguarded.
- Most of the existing equestrian facilities will be updated, and this proposal will preserve it into the future by utilizing portions of the property for a new all-age community, ensuringe conomic viability.
- Local aquifers will not be drawn from or impacted, as Grand Oaks is connecting with public utility lines.

New Vision has developed and constructed custom homes, traditional residential communities, manufactured housing communities, along with mixed-use commercial and retail.
Grand Oaks recognizes the growing need for attainable housing in the region for hard-working families and others who are employed locally but cannot find suitable new housing nearby. Specifically, we need more quality housing for active military, veterans, nurses, teachers, law enforcement, firefighters and other local professionals.
If approved, the project would ensure Grand Oaks continues to embrace the region's equestrian heritage. The existing Grand Oaks Resort - including its equestrian facilities - is not economically viable in its current form. Our proposal preserves most of the existing equestrian facilities into the future by utilizing portions of the property for a new, all-age community.
We respect our neighboring property owners and have worked carefully to minimize viewshed impacts wherever possible. While the majority of the proposed community will be shielded from neighbors, there will still be some areas where limited view impacts will occur. In those and all areas, Grand Oaks will ensure foliage buffers and surrounding landscapes are attractive and well-maintained.
We embrace sustainability in every element of this proposed community. Grand Oaks is connecting with public utility lines and will have no on-site wells. To ensure that future supplies are protected, the Town of Lady Lake recently conducted an exhaustive review of water availability, as well as future demand. The water-wise proposal submitted by Grand Oaks is well within projected sustainable future water consumption rates established in the study.
A traffic study is currently in progress to make sure that any impacts are evaluated and addressed. Grand Oaks will also help congestion by providing approximately $1.25-1.7M in new funds that can be used to improve area roadways and intersections.
We recognize that local education is a top, quality-of-life priority. We will work closely with area schools to ensure a seamless relationship. We estimate that the new community will contribute an estimated $4.25-4.75M to improve local public schools.
Construction will begin once all permits are secured for site development, which could take approximately 1-2 years.
The peace and serenity of the region is what drew us all here in the first place and we intend to honor that characteristic. Grand Oaks will minimize construction noise and other impacts during construction. Various access points to the property will help alleviate construction traffic. Moreover, because these homes will be constructed off-site, construction impacts on the property are greatly reduced. Grand Oaks will also maintain a community hotline to address any construction-related issues rapidly.
Grand Oaks will pay its fair share of taxes to Lady Lake. Tax analysis is underway but is estimated that the proposal will generate more than $1.37 million annually in new revenues to the Town upon buildout with increases based upon expansion of retail and office uses. Taxpayers can be confident in the knowledge that Grand Oaks will fund any additional impacts stemming from future development.
We envision an “all ages” community where residents desire to live, work and play. Our main customer base will include working families, but also couples, singles and retirees. Many future residents are those who already work in or near Lady Lake but cannot currently find appropriate housing that is priced reasonably. In doing so, our goal is to reduce their commute times and improve their quality of life.
Grand Oaks will create a signature community with abundant amenities, including new dining options, recreational facilities, office space and lifestyle offerings. Home prices should average $175,000 depending on the floorplan selected, level of finishes, and lot selection.
Manufactured homes are similar to “site-built” homes in many ways but can be offered at better price points because of efficient building practices. Constructed at a local facility in a temperature-controlled environment, the homes are built to HUD specifications and meet or exceed HUD standards for Wind Zone II (100 mph wind resistance). Because these homes are constructed more efficiently with less waste, we can provide homes with comparable levels of quality and workmanship at more affordable prices.
Manufactured homes are classified differently from traditional single-family homes and, therefore, will not appear in appraisal “comps” for nearby homes. As such, they will not be factored into the regional pricing. Additionally, the majority of the existing equestrian facility is being maintained, thereby retaining this community-enhancing amenity.
Homeowners will have the same pride of ownership and opportunity to build equity as traditional homeowners do, just without the added cost of land ownership. And because of the governing rules that will cover the community, it will be maintained to a much higher level than if each lot were separately owned.
Grand Oaks will honor its name by preserving and protecting the beautiful oak trees and natural beauty of the property. To accomplish this, New Vision Development Group will maintain the project’s public spaces. New Vision will consult local arborists to act as stewards and lead efforts to maintain open spaces.
In addition to maintaining our equestrian facilities and well-equipped RV resort, we also plan on offering a host of amenities and services to members of the Lady Lake community such as:
